Financial Performance

Total revenues increased by $123 million, or 8.4%, to $1,594 million in Q1 2025 compared to $1,471 million in Q1 2024. This growth was primarily fueled by 2024 acquisitions and a 7.0% increase in comparable hotel RevPAR, reflecting a 5.7% rise in room rates and strong group business.

Operating profit decreased 2.1% to $285 million, leading to a 190 basis point decline in GAAP operating profit margin to 17.9%. This was primarily due to a $21 million decrease in insurance gains. However, comparable hotel EBITDA margin improved by 30 basis points to 31.8%, as rate increases effectively offset higher wage expenses.

Net income attributable to Host Inc. decreased 7.5% to $248 million, and diluted EPS fell 7.9% to $0.35, largely impacted by lower insurance gains and higher interest expense.
